The Greens at Half Hollow, Melville, NY continues to be one of more desirable and popular The Greens Club HouseAbove-55 Developments on Long Island.  It’s easy to see why!  Everyone talks about the gorgeous Clubhouse, the beautiful grounds, the variety of housing available and the Lifestyle.  The residents enjoy the many activities available and there is a real sense of community.

But there’s a more practical reason to consider The Greens also.  The property taxes.  After looking at some of the homes for sale in other upscale developments – The Greens is a real bargain!  Compare the taxes for these 3 similar priced homes – each listed around $1,600,000 - Hamlet Estates, Jericho:  $28,528;  The Links at North Hills:  $26,675;   The Greens, Melville:  $7,654.  That says it all…

The Greens 3rd Q 09 Market ReportMy 3rd Quarter, 2009 Housing Market Update for The Greens, Melville shows more sales activity than in the same quarter last year.  Prices are down some – but are generally strong.   Inventory numbers are up slightly from the Spring.

The GreensThe most desirable over-55 community on Long Island is “The Greens” – located in Melville near LIE, exit 50 or NSP, exit 41.  Residents of The Greens probably are unaware of its tumultuous history and how hard their nearby neighbors fought to see this development come to pass. (I flew back from Colorado during my summer vacation one year to speak at the Huntington Town Board Hearing before the vote to approve or disapprove the plans took place. After spending years with the local civic association fighting for this development, I wasn’t about to sit on the sidelines and not see the end result!) The success of The Greens is a tribute to all who believed that this was the right plan, at the right time, for our community.

There are many reasons that this development is so successful – the magnificent Clubhouse – where activities ranging from a gym and indoor pool to card rooms and meeting rooms – all providing opportunities for a broad range of interests; the Restaurant – a central place to meet friends and neighbors; the resort-sized pool area with lounge areas, plus the tennis courts and walking trails. And then there is The Greens Golf Course whose lovely vistas are enjoyed by both golfers and viewers alike. Gated with a staffed gate house to monitor those who enter and exit provides a secure environment for all the residents. View The Greens Photo Tour.
